Terms & Conditions
Please read these Terms and Conditions before making a reservation or using our services. By submitting an enquiry or booking, you agree to be bound by these terms.

1. Definitions
In these Terms and Conditions, the following terms have the meanings set out below:
- "Suan Mali", "we", "us", "our" — refers to the guesthouse operating at 73 Mahidol Road, Pa Daet, Mueang, Chiang Mai 50100, Thailand.
- "Guest", "you", "your" — refers to any person making an enquiry, reservation or using our accommodation or related services.
- "Services" — refers to the accommodation options, airport shuttle, meals and any ancillary services provided by Suan Mali.
- "Booking" — a confirmed reservation for one or more of our Services.
- "Website" — the Suan Mali website at suanmali.biz and any associated pages.
- "Agreement" — these Terms and Conditions, together with any booking confirmation sent to you.
2. Acceptance of Terms
By submitting an enquiry through our website, contacting us by phone or email, or completing a booking, you confirm that:
- You are at least 18 years of age and have the legal capacity to enter into a binding agreement.
- You have read and understood these Terms and Conditions and agree to be bound by them.
- Where you are booking on behalf of a group, you have the authority to accept these terms on behalf of all guests in the party.
If you do not agree to these terms, please do not proceed with a reservation.
3. Service Description
Suan Mali is a small guesthouse located near Chiang Mai International Airport (CNX), Thailand. We offer the following accommodation services:
- Daytime Rest Room — a curtained, freshly prepared room available for stays of up to six hours.
- Overnight Stay with Airport Shuttle — a double room for a single night with complimentary return shuttle service.
- Long Layover Suite — a spacious suite for stays of up to 24 hours, including a separate sitting area, light meals and flexible check-in/check-out.
Services are subject to availability at the time of booking. Availability may vary during public holidays or peak periods. We reserve the right to offer an alternative of equal or greater value if a specific room type becomes unavailable due to circumstances beyond our control.
4. Guest Responsibilities
As a guest of Suan Mali, you agree to:
- Provide accurate personal information, including a valid name, contact number and flight details at the time of booking.
- Present valid identification upon check-in, as required by Thai law for registered accommodation providers.
- Treat all rooms, furnishings and shared areas with reasonable care.
- Comply with any house rules communicated at check-in, including quiet hours and no-smoking requirements.
- Notify reception as early as possible if your flight is delayed or your plans change.
- Not use the premises for any unlawful purpose.
Guests are responsible for any damage caused to the property during their stay beyond ordinary wear. We reserve the right to charge for repairs or replacements where damage is evident upon check-out.
5. Reservations and Payment
Reservations may be made by submitting our online enquiry form, by phone or by email. A booking is confirmed once we have sent a written confirmation to the contact details you provided.
- Prices are listed in Thai Baht (฿) and are inclusive of applicable taxes unless otherwise stated.
- Current prices: Daytime Rest Room ฿4,500 · Overnight Stay with Shuttle ฿10,100 · Long Layover Suite ฿17,500.
- Payment terms will be confirmed at the time of booking. Payment may be required in full at check-in or in advance as specified in your confirmation.
- We accept payment in Thai Baht. Accepted payment methods will be confirmed during the booking process.
- Prices are subject to change. The price applicable to your booking is the price confirmed in writing at the time of reservation.
6. Cancellations and Refunds
We understand that travel plans can change. Our cancellation terms are as follows:
- More than 48 hours before check-in: full refund of any prepaid amount, less any bank or transfer fees.
- 24 to 48 hours before check-in: 50% refund of the prepaid amount.
- Less than 24 hours before check-in or no-show: no refund is available.
- Flight delay or cancellation: if your flight is delayed or cancelled by the airline, please contact us as early as possible. We will do our best to accommodate a revised arrival time or reschedule your stay, subject to availability.

7. Check-In and Check-Out
- Daytime Rest Room: check-in by prior arrangement; room available for up to six hours from agreed start time.
- Overnight Stay: check-in from 20:00; check-out by 10:00 the following morning, or by the time agreed in your confirmation.
- Long Layover Suite: flexible check-in and check-out matched to your confirmed flight schedule, up to 24 hours.
Late check-out beyond the agreed time may be subject to an additional charge depending on availability. Please discuss requirements with reception when you arrive.
8. Airport Shuttle Service
The airport shuttle is included as part of the Overnight Stay with Shuttle and Long Layover Suite services.
- Shuttle times are arranged to match your departure time and are confirmed with you at check-in.
- Guests are responsible for notifying us of flight changes or delays as early as possible.
- We make reasonable efforts to track flight arrivals but accept no liability for delays caused by factors outside our control, including traffic, weather or airport queues.
- The shuttle covers the route between Suan Mali and Chiang Mai International Airport (CNX). It does not extend to other destinations.
9. Intellectual Property
All content on the Suan Mali website — including text, photographs, logos and design — is owned by or licensed to Suan Mali. You may view and print content for personal, non-commercial use only. You may not reproduce, modify or distribute website content without our written permission.
10. Disclaimers
Our services are provided in good faith and with reasonable care. However:
- We cannot warrant uninterrupted availability of all amenities (e.g. Wi-Fi, hot water) in the event of utility disruptions outside our control.
- We are not responsible for the loss or damage of personal belongings left in our care beyond ordinary safekeeping. Valuables should be secured by the guest.
- Information on our website is provided for general guidance and may not reflect real-time availability. Always confirm availability directly before travelling.
11. Limitation of Liability
To the extent permitted by Thai law, Suan Mali's liability for any claim arising from your booking or stay is limited to the total amount paid by you for the relevant service. We are not liable for indirect, consequential or incidental losses, including but not limited to missed flights, travel costs or business losses, howsoever arising.
Nothing in these terms limits liability for personal injury caused by our negligence or for any other matter that cannot lawfully be excluded.
12. Termination of Stay
We reserve the right to end a guest's stay early and request that they leave the premises if they:
- Breach any of these Terms and Conditions.
- Cause disturbance or behave in a manner that affects the comfort or safety of other guests or staff.
- Engage in any unlawful activity on the premises.
In such cases, refunds will be considered on a proportional basis at our discretion, taking into account the circumstances.
13. Dispute Resolution and Governing Law
These Terms and Conditions are governed by the laws of the Kingdom of Thailand. Any dispute arising from a reservation or stay at Suan Mali will first be referred to an informal resolution process between the guest and our management team.
If informal resolution is not possible, disputes will be subject to the jurisdiction of the courts of Chiang Mai, Thailand. Guests retain any statutory rights available to them under applicable consumer protection law.
14. General Provisions
- Entire agreement: these Terms and Conditions, together with your booking confirmation, constitute the entire agreement between you and Suan Mali in respect of your stay.
- Severability: if any provision of these terms is found to be unenforceable, the remaining provisions continue in full force.
- Waiver: failure by either party to enforce any provision does not constitute a waiver of the right to enforce it in future.
- Assignment: you may not transfer your booking to another person without our written agreement.
- Notices: communications regarding your booking should be directed to us by phone or email as provided in your confirmation.
15. Changes to These Terms
We may update these Terms and Conditions from time to time. Changes will be posted on this page with a revised effective date. Reservations confirmed before a change takes effect will continue to be governed by the terms in place at the time of confirmation. Your continued use of our website or services after changes are posted constitutes acceptance of the updated terms.
